A COUNTRY estate set in its own 62-acre valley, including a former greyhound schooling track, has gone up for sale in Kidderminster.

Honeybrook Kennels, located off Bridgnorth Road, will go up for auction next month with a guide price of £800,000.

The site, which features a 19th century four-bedroom former farmhouse, has remained in the same family for more than 60 years and, until 15 years ago, operated a commercial dog breeding and greyhound schooling business.

The former dog track and kennels are still a feature of the land, located less than a mile north of Kidderminster.

The farmhouse itself is set in its own sheltered valley, which extends over 62 acres and includes 44 acres of mature deciduous woodland and 16 acres of pasture land.

The ground floor of the property features a sitting room with Victorian cast iron fireplace and beamed ceiling, two reception rooms, kitchen, pantry, bathroom and stairs down to a vaulted cellar.

Upstairs, the first floor includes four spacious bedrooms and a separate cloakroom with WC and wash basin.

Adjacent to the house lies a range of former farm buildings which includes a double garage, barn, workshop, Dutch barn, and the now-dilapidated former kennels.

Access to the site is via the property's privately owned access, directly off the A442 Kidderminster to Bridgnorth Road.

Halls auctioneers is leading the sale, and describes the site as "a small country estate" with "almost limitless potential".

The auction advert reads: "Almost limitless potential is on offer to any prospective purchaser, subject to obtaining relevant planning consents.

"The traditional barn could be converted for additional accommodation, the property has potential for a small holding or equestrian use.

"The former kennels may well offer a large footprint to demolish and replace them with storage buildings or stables."

Potential buyers will go head to head at a socially-distanced public auction set to take place at Honeybrook Kennels at 6pm on July 22.

Viewings are strictly by appointment with the auctioneers.
