A NEW workshop could still be built in the middle of a housing estate despite opposition from neighbours.

The proposal would see a new workshop built between two garages in Everard Close off Monarch Drive in Worcester.

A decision will be made by the council's planning committee at the request of ward councillor Chris Mitchell over the principle of the development and whether it is in an inappropriate location.

Despite the objections from neighbours, the council's planning officers have recommended the plan by Burgoyne Property Investments is approved.

More than ten objections were raised over the proposal with concerns about noise and disruption as well as car parking raised.

There were also concerns about what the workshop would be used for as it was vague in the application.

The 'class E use' would allow the workshop to be used for offices to carry out any operational or administrative functions, research and development of products or processes or industrial processes.

A plan to build a two-storey building on the same space was refused by the city council earlier this year with officers saying it would be "incongruous in terms of scale, height and materials on the constrained site and would have a negative impact on the outlook of the neighbours.

"The proposed use could be incompatible to the enjoyment of these and nearby dwellings and upset the suburban context of the local context and the residential amenity currently enjoyed," the rejection continued to say.

"The limited employment opportunities from the limited site do not outweigh these negative impacts to such a degree to render the scheme acceptable."

Worcester City Council's planning committee meets from 1.30pm at the Guildhall today.
